1. Sommerlin
McKelvey’s Sommerlin neighborhood is a high-end community of 80 homesites at the corner of Highway DD and Sommers Road. Highway DD provides convenient access to I-64/40 as well.
Sommerlin features McKelvey’s newest line of homes: The Liberty Series.
These homes have two- and three-car garages, and their base pricing ranges from $408,000 to $608,000. Whether you’re looking to build a new home for $450,000 or over $800,000, you’ll have plenty of choices for upgrades.
Homes in Sommerlin will range from 1,669 to 2,956 sq ft.
One unique benefit of living in Sommerlin is that all three schools nearby are within walking distance:

The elementary and middle schools are directly adjacent to Sommerlin. Liberty High is roughly 1 mile down Sommers Road, making school pick-up and drop-off a piece of cake.

At Harvest, F&F is releasing 3 collections of homesites:

The Harvest Manors are slightly larger than the townhomes. Base pricing starts from $290,000 to $350,000. The manors include ranch and 2-story homes. The manors are available in attached and detached options.
Finally, the Harvest Estates are the largest homes available by McBride. They are also more expensive than the other two series of homes. Base pricing starts from $340,000 to $500,000.
The estate homesites have options for ranch, 1.5-story, and 2-story homes that come with McBride’s finest upgrades. The estates also feature a select few walkout homesites.

This neighborhood is conveniently located off Lake St. Louis Blvd, with quick access to Highway 64/40 and Interstate 70. You’ll have the Meadows and the Shops at Hawk Ridge, located south of the lake, for all your shopping needs.
Lake Rights: These Homes are in Lake St. Louis but not the CA
If you’re moving to Lake St. Louis, it’s essential to know that all of these neighborhoods are outside Community Association boundaries. That means you won’t have access to the golf courses, clubhouse, pools, and lakes within the CA.
Almost all the vacant land within the CA has been developed. Neighborhoods with lake rights are typically older and more established from the original development of Lake St. Louis.
Most new construction homes in this area are technically in unincorporated Lake St. Louis or O’Fallon and do not come with lake rights.
There are two ways around this dilemma.
If you’re dead set on owning a home in one of these neighborhoods and you really want lake rights, here are 2 routes you can take:
Option 1: Buy a rental condo or villa within the CA and keep the lake rights for yourself, the landlord. This is the easiest but most expensive way to get lake rights.
Option 2: Buy a vacant lot within the CA. These lots typically sell for $40,000 to $50,000, but they are few and far between. If you can find a lot, this is the cheapest option.
A condo in the CA is the easiest to find on the market, and prices tend to be upwards of $200,000. But if you have extra funds available and are okay with being a landlord, they can be a great way to obtain lake rights.
